'Townies' is about a family man, played by Seth Rogen, living near a fraternity house - we're all pretending we know what this is - who finds himself in disagreements with one of frat boys, played by Zac Efron, because the constant partying from the frat house is causing problems in his family life. This is a theme we're more familiar with.
As to who is going to point and direct things, it looks like being Nicholas Stoller, already familiar with Rogen-related work via Get Him to the Greek and Forgetting Sarah Marshall and currently working Five Year Engagement - though this has yet been confirmed and naturally is a hot topic of debate somewhere.
